Busy-corner urgent care buildings with long leases, at a price that fits most exchanges.
Urgent care is one of the most practical healthcare properties for a 1031 exchange. The buildings sit on busy retail corridors, many come with 10 or more years of lease term remaining, and the typical price lands right where most exchanges do, so you can place your equity without stretching or splitting it.
Demand is built in. The country had 14,655 urgent care centers as of April 1, 2026, and research cited by ACEP Now found an emergency room visit costs about 10 times more than urgent care, which is why insurers, employers and health systems keep steering patients there.

The price fits the exchange. Most urgent care properties trade in the low single-digit millions, which makes it easier to match your sale price and replace your debt with one building instead of two.
Long leases, easy to hold. Newer urgent care leases often run 10 years or more with the tenant paying taxes, insurance and most maintenance, a good fit if you are trading out of a property that took a lot of management.
Credit you can read. Among the 100 largest operators, 55.9% of locations have a health system relationship. Concentra, the largest occupational health provider, ran 633 centers in 41 states as of June 30, 2026 and carries a BB rating from S&P. Many listings come with a corporate guarantee.
A corner that works for the next tenant. Urgent care buildings are usually freestanding, visible and well parked, the same sites retailers and banks want, which gives you a margin of safety if an operator ever leaves.
Before you identify an urgent care property, read who guarantees the lease, how long the operator has been in that market and how the center fits its network. Some chains expanded faster than demand and closed locations, so a lease backed by a health system or national operator is a different risk than one signed by a single franchisee. Identify a backup with a similar price and term so a failed inspection or financing delay does not cost you the exchange.
Comparing a building to a DST? See when a DST makes sense, and when it doesn’t.
Is an urgent care building like-kind to the property I sold? Yes. Any real property held for investment is like-kind to other investment real estate, so a net-leased urgent care building can replace an apartment, land or a retail center.
Who pays for repairs? Under a true triple-net lease, the tenant pays taxes, insurance and most maintenance. Some urgent care leases are double-net, where the landlord keeps the roof and structure, so read the lease before you identify.
